Project: Hampshire Capital hired Worldwide Commercial, PLLC alongside Triad Real Estate Partners to help scout properties and break them into the DFW market. We found McCallum Communities preemptively ahead of the owner preparing to take the property to market for a sale. We worked alongside Hampshire capital to secure the 419-unit multi-family property located in the North Dallas submarket.

Process: We used hours of scouting properties and securing financials all around the DFW metroplex, while having Hampshire Capital’s deal metrics in mind. Once we found a property that fit what we were looking for, we worked with Hampshire to present an LOI and provide a closing track record to make sure we secured the deal before other buyers. Being the “boots on the ground” we worked with management teams and the owner’s brokers representation throughout the due diligence period to make sure we got it to the closing table.

Results: We secured the 419-unit asset at a good cost basis before the property hit the market. We negotiated a lower price per door than most comparable properties in the submarket for that vintage of property.
