Project: SPRE Waterford, LLC hired Jerad Rector and Tyler Bynum of Worldwide Commercial, PLLC to market and sell their 552 Unit Multi-Family property located in the Spring Branch submarket of Houston, TX. Prior to hiring Worldwide Commercial, SPRE Waterford, LLC used another broker previously and could not get it sold at the desired price.
Process: We used hours of drone work and virtual tours to help showcase the property to investors throughout Texas, the US and around the world. We marketed the property through the peak of the Covid-19 shutdowns and travel restrictions yet took a very hands-on and aggressive marketing approach which included developing a strong offering memorandum with a compelling Pro-Forma model to illustrate the value-add story. Within 3 months of initiating the marketing, we qualified dozens of potential investors, scheduled double digit property tour sand generated of 40 Letters of Intent. We have over 750+ investors in the deal room actively evaluating the investment opportunity.
Result: We secured the highest price per door in the submakret for that vintage of property at about $25,000/door more than any other similar assets.
