Client: Dolex Dollar Expres
Project: Dolex Dollar Express (“Dolex”) hired Jerad Rector and Bryan San Angelo of Worldwide Commercial, PLLC (“WWC”) to evaluate the real estate market at their corporate headquarters in Arlington, TX. With their lease set to expire soon, the assignment involved determining if renewing the lease or relocating the office was the best long-term decision for Dolex. Dolex had been at its current location for almost 20 years so the current space had been expanded and contracted several
times and it felt like Dolex was conforming to the office space, instead of the office space meeting their operational needs and changes.
Process: WWC immediately engaged the current landlord while evaluating all feasible relocation options in the market. In doing so, they created a competitive atmosphere for which to begin negotiations. WWC recently spent two years evaluating this specific south Arlington submarket, representing a large corporate office tenant and negotiating on their behalf. This expertise and market knowledge gave them local insight on the Class A market, building specifics, the landlords, trends and economics. With this information, WWC aggressively negotiated renewal terms while engaging Dolex’s relocation options. This process played out over the course of six months, allowing us to identify bottom line renewal terms for our client, but also a very aggressive, complete relocation package.
Result: Dolex relocated to a Class A office building with a custom designed floor plan with a 17% more efficient layout specific to their current and future needs. The overall package included a turnkey build out, an aggressive rental rate structure, free rent, lease term flexibility, free covered parking and relocation incentives.
